What top-producing advisors are doing differently with AI.

Most advisors we know have moved past casual prompting. The top producers are doing something more deliberate. They’ve built structured systems they run the same way every time, which frees them up for the judgment calls that win deals.

Here are three real examples from our work.

One thing worth saying before the examples. Everything below runs on market data or on our own records, inside a permissioned environment. What a client tells us about their asset, their timing, and their reasons stays with us. That has always been the job, and a new tool does not change it.

Getting Submarket Timing Right When Everyone Else Is Guessing

Last year, one of our advisors was looking at three seemingly similar multifamily submarkets in the Carolinas. On paper they looked the same, but absorption and concession behavior were diverging fast.

He built a prompt that forced the model to synthesize pipeline data, recent leasing velocity, 90-day comps, and our broker notes. It called one submarket as turning 9 to 11 months earlier than consensus. He advised clients accordingly, and the call has held up. Everything in that stack is market data or our own read on the market. What a client tells us about their own asset stays out of it.

Advanced Prompt Example

You are a senior multifamily investment strategist with 15+ years in the Carolinas. Be skeptical, conservative, and data-driven. Analyze the attached files: supply pipeline report, absorption trends over the last 18 months, rent comps from the past 90 days, a concession tracking spreadsheet, and broker field notes. Rank the submarkets by expected time to supply-demand equilibrium over the next 12 to 24 months. For each, give the projected stabilization quarter, the two highest-risk assumptions, a specific acquisition, hold, or pass recommendation, and probability weightings.

Making Sure Clients and Capital Can Actually Find You

Relationships still win the mandate. Getting on the list now starts earlier, because a growing share of investors open their search with an AI tool. If someone asks ‘who are the best multifamily brokers in the Southeast?’, you want to be in that answer.

I ran the same set of buyer questions through traditional search and through the major AI platforms, then compared where we appeared, where a competitor did, and where nobody did. The gaps pointed straight at content we had never written, and that is what the plan is built on.

Advanced Prompt Example

You are a senior CRE advisor focused on business development. Analyze our transaction history, market reports, website content, and visibility data. Evaluate how we appear when investors ask AI tools for recommendations. Identify the top three gaps and build a practical 6 to 12 month plan to strengthen our ranking in AI-generated shortlists.

Taking Back Control of a Chaotic Pipeline

It’s Thursday night at 8:47pm. You’ve got 14 deals moving at different speeds. One buyer has gone quiet. Another file is missing a key report. You’re pretty sure you’re dropping something important, but you’re too deep in the weeds to see it clearly.

One of our advisors now runs one weekly prompt against the pipeline, inside our own permissioned workspace on our own deal records. It surfaces the quiet problems while they are still small.

Advanced Prompt Example

You are a senior transaction coordinator. Review the attached pipeline report, due diligence tracker, and recent communications. Create a prioritized action list with columns for Deal Name, Stalled Item or Risk, Probability of Closing, Recommended Next Step, Owner, and Deadline. Flag any deal where the probability has shifted more than 15 percent in the last week.

  • Give the AI a clear senior role every time.
  • Feed it market data freely. Anything a client entrusted to you goes in only inside a permissioned environment.
  • Force rankings, probabilities, and risk flags.
  • Build reusable templates you run the same way every time.
  • Iterate relentlessly. Track what works and refine it.
